About the city of Varna

The city of Varna is situated on the Black Sea coast, about 470 km away from the capital of Bulgaria - Sofia and is the third largest city in Bulgaria. It is called the sea capital of Bulgaria. The climate is temperate continental. Due to the influence of the sea on the climatic conditions, Varna has cool spring, temperately warm summer and mild autumn and winter. These conditions favour the development of industry, trade and tourism in the region.

The following facilities are situated on the territory of the city:

-         The international airport of Varna is the second largest airport in Bulgaria used for domestic and international transportation. The airport connects 35 countries and 101 cities.

-         The port of Varna contributes to the development of navigation and sea tourism.

-         In addition to the port and international airport, there are convenient railway and road transport connections.

Varna is one of the most famous seaside resorts in Europe and the largest one in the Black Sea region. The world-famous resorts - Golden Sands, St. Constantine and Elena, Riviera and Sunny Day are on the territory of Varna.

Varna is one of the major cultural centers of our country. The city is host of congresses, conferences, scientific and business forums.

The Black Sea as a geographic factor is a prerequisite for development of sea industry.

Varna is the ideal place for investors who desire to develop their business activity in the Balkan region.

 

AVTOMAGISTRALI TCHERNO MORE BASE is situated in South industrial zone of the city of Varna near the coast. The area of the property is 30403.00 square meters urbanized territory. The property is situated on the island part of Asparuhov bridge. At present, the property has production and storehouse bases for concrete items. The following facilities are built on its territory: storehouse for cement with area of 745 square meters, boiler-room with storehouse with area of 311 square meters, laboratory with area of 92 square meters, mechanical workshop with area of 278 square meters and an administrative building. There are two installed concrete plants functioning at the moment. The property is supplied with water and electricity.

 

Forecast development of zone

In compliance with the provisions for new city planning of Varna, the property falls into zone C1 which is the central structural zone of the new business center. The construction of buildings for public and industrial activities is allowed in this zone. These buildings creates opportunities for business tourism, administrative and business services, culture, art, sports, youth activities and other facilities for the public. The following parameters about future construction are listed in the directive plan for the territorial unit: building density up to 100%, intensity coefficient (Kint) up to 5 and minimal landscape gardening – 15%. The height of buildings as well as all listed parameters are specified by preparation of detailed structural plan of the property.

Location of the project

The plot of 20 212 m2, on which ,, CCC - Shumen" should be built, is located in the center of Shumen (Shumen municipality has a population of about 118.532). Most of the administrative and cultural institutions of the city are located at a distance less than 200 meters around it. Here are some of them:
